55+ (HOPA, 80% floor). A co-resident can be 18+. No permanent residents under 18; under-18 guests capped at 90 days a year.

Homes and built

2,035 single-family homes by Shea, 1999 to 2008. 1,153 to 2,505 sq ft. Guard gated 24/7. No new build.

Golf

Power Ranch Golf Club, 18 holes, par 71, on site. Separately owned, pay to play or membership. Not part of the HOA.

HOA

About $225 a month ($675 a quarter) plus a $120 a year special assessment.

One-time at purchase

$4,500 capital improvement fee plus $388 resale disclosure. No transfer fee.

Lease minimum

30 days. Whole home, tenant must meet the 55+ rule, owner registers the tenant. Furnished winter rentals are common here.

Price band

Resale low $400s to high $700s. Recent owner listings ran $499,900 to $820,000.

The honest downside: there is no lock-and-leave attached product, and the homes are 18 to 27 years old. Budget for a roof and HVAC check before you fall for the clubhouse.
