East Valley Real Estate by the Numbers: The 2026 Market Guide for Buyers, Sellers, and Investors

by Dana Massey

"Is it a buyer's market or a seller's market right now?" It's the question everyone asks, usually three different ways. I get it. The East Valley isn't one market. It's five markets wearing one zip code cluster, and the data proves it.

TL;DR: Per Redfin's city data for the three months ending August 2026, Gilbert's median sale price sits at $595,500 with homes moving in 55 days. Mesa is an affordability play at $450,000 and 54 days on market. Chandler is moving fastest at $520,000 and 49 days on market, the quickest of the five. Queen Creek carries the highest price tag at $636,782 and the longest timeline at 81 days, and it was the fastest-growing town in Arizona from 2023 to 2024, per Census Bureau estimates. San Tan Valley is the entry point at $427,995 with 70 days on market, in a county whose population is up 26.6% since 2020. If you want the lifestyle side of this comparison, read my full relocation guide to the five East Valley cities first. This post is the numbers.

Why the Numbers Matter More Than the Vibe Right Now

Every East Valley city will tell you it's a great place to live. Agritopia will tell you about the farm-to-table dinners. Downtown Mesa will tell you about the Arts District. Queen Creek Olive Mill will tell you about the olive oil tastings. All true. None of it tells you what you'll actually pay, how fast you'll sell, or whether your rental math works in 2026.

That's the gap this guide fills. My relocation guide covers the lifestyle side of this comparison, the guide to which city actually fits your life. This is the companion piece. No "vibe," only the numbers you need to make a decision with your eyes open: current pricing, speed of sale, growth trajectory, and what it means if you're buying, selling, or holding rental property.

The Data Table: Five Cities, Five Different Markets

City Median Sale Price Median Days on Market YoY Price Change Population Trend
Gilbert $595,500 55 days +2.7% 267,918 (2020 Census), 287,285 (July 2025 estimate)
Mesa $450,000 54 days -3.0% 504,258 (2020 Census), Arizona's third-largest city
Chandler $520,000 49 days -4.1% 275,987 (2020 Census), fastest-selling of the five
Queen Creek $636,782 81 days +0.8% 8.1% growth July 2023 to July 2024, fastest-growing town in Arizona that year
San Tan Valley $427,995 70 days +1.3% 99,894 (2020 Census), up 22.8% from 2010

Prices, days on market and year-over-year change are Redfin's city-level figures for the three months ending August 2026, pulled in October 2026 from Redfin's pages for Gilbert, Mesa, Chandler, Queen Creek and San Tan Valley. Population figures are from the U.S. Census Bureau. Redfin revises its figures as late sales record, so always check current data before making a pricing decision, markets move month to month. Use my market snapshot tool for the live numbers on your specific zip code or neighborhood.

Gilbert: Second Highest, and Holding

Gilbert's $595,500 median is the second-highest of the five cities, and it's up 2.7% year over year, per Redfin for the three months ending August 2026. That's not a boom and it's not a slide. It's a market holding its ground after years of overheated demand. Homes are moving in 55 days, two days faster than a year ago, which is reasonable, not slow. If you're selling in neighborhoods like Morrison Ranch, Val Vista Lakes, or Power Ranch, the days-on-market number tells you buyers are still there, they're not panicking the way they were in 2021 and 2022. Pricing has to be sharp from day one. If your Gilbert listing already expired once this year, the fix usually isn't a new sign, it's a pricing strategy built on this exact data, not last year's comps.

Mesa: The Affordability Anchor

At $450,000, Mesa has the second-lowest median of the five, and only San Tan Valley comes in lower. That's why it's a common starting point for buyers trying to stretch a budget, including buyers coming from California. Mesa offers that lower entry point into East Valley living without leaving the East Valley school districts and job corridors that make this region work. A 3.0% year-over-year dip means there's still room to negotiate, and 54 days on market, down from 61 a year ago, means sellers need to be realistic, not stubborn.

Chandler: Tight and Fast

Chandler posted the shortest days-on-market number of the group at 49 days, even with prices down 4.1% year over year to $520,000. That combination, falling price but fast sales, tells you something specific: buyers are active and decisive the moment a home is priced correctly. Ocotillo, the golf course community in south Chandler, is one submarket to watch. If you're an investor watching for signs of where East Valley rental demand holds steadiest, Chandler's speed of sale combined with its tech-corridor job base (Intel, and the broader Price Road corridor) is worth tracking.

Queen Creek: Expensive, Slow, and Still Growing Fastest

Queen Creek has the highest median price of the five at $636,782 and the longest days-on-market at 81, well past Chandler's 49. That's the tradeoff of a market built on new construction and larger lot sizes. But here's the number that matters for the next five years: Queen Creek grew its population by 8.1% between July 2023 and July 2024, the fastest of any Arizona town that year, per Census Bureau estimates reported by AZFamily in May 2025. The Census Bureau's July 2025 estimate puts the town at 89,770 residents, up 51.4% since 2020. Communities like The Pecans and the broader Queen Creek Marketplace corridor are absorbing that growth. For first-time buyers trying to find a foothold here, affordability is the real obstacle, not availability, which is exactly why down payment assistance programs matter so much in this specific city.

San Tan Valley: The Entry Point With the Growth Story

San Tan Valley is the most affordable market in this comparison at $427,995, and it's one of three on this list (with Gilbert and Queen Creek) showing positive year-over-year price growth, up 1.3%. The population story here is the headline: San Tan Valley counted 99,894 residents in the 2020 Census, up 22.8% from 2010, and it incorporated as Arizona's newest town in September 2025. Census QuickFacts doesn't show a yearly estimate for it yet, but Pinal County as a whole grew 26.6% from 2020 to July 2025. That kind of sustained population growth is exactly what drives long-term demand for 55+ communities in this corner of Pinal County, like Solera at Johnson Ranch in San Tan Valley and Trilogy at Encanterra next door in Queen Creek, which benefit directly from the rooftops going in around them.

What This Means If You're Buying

If you're relocating from California or another higher-cost market, Mesa and San Tan Valley are your budget plays, with Chandler and Gilbert offering more established infrastructure at a price premium. Queen Creek carries the highest median of the five and asks for patience given the 81-day pace. Run your numbers against my mortgage calculator before you fall for a specific zip code, the payment difference between a $428,000 San Tan Valley home and a $637,000 Queen Creek home is real money every month.

What This Means If You're Selling

Days on market is your most honest signal right now. If your city's median is 49 to 55 days (Chandler, Mesa, Gilbert) and your home has been sitting longer than that, it's not the market, it's the price or the presentation. If you're in Queen Creek or San Tan Valley, where 70 to 81 days is normal, don't panic at week six, that's pace, not failure. Check your home's current value against live data with my home evaluation tool before you second-guess your agent or your price.

What This Means If You're Investing

Gilbert, Queen Creek and San Tan Valley are the three markets showing year-over-year price gains, which matters for long-term equity. Mesa and Chandler's larger, more established rental pools and proximity to employment corridors matter for occupancy and cash flow. Before you buy anything as a rental in the East Valley in 2026, know that short-term rental rules are set by each city or town and by the HOA, and they change. Confirm licensing, zoning and HOA rules with the Town of Gilbert or the City of Mesa, and with an attorney, before you assume Airbnb math works on a given property. Chandler, at a median of 49 days on market, currently sells fastest, followed by Mesa at 54 days and Gilbert at 55 days. Queen Creek and San Tan Valley take longer, at 81 and 70 days respectively, largely due to new construction inventory and larger lot sizes.

Is the East Valley a buyer's market or a seller's market in 2026?

It depends on the city. Mesa and Chandler are showing year-over-year price declines, which gives buyers more negotiating room. Gilbert, Queen Creek, and San Tan Valley are up slightly, which keeps more leverage with sellers in those three markets. Redfin rates all five as somewhat competitive.

The right answer depends on your budget and your timeline, not a one-size-fits-all pick, so run the numbers with your lender and a CPA before you buy.
