How Long Does It Take to Buy a House in Arizona? The Step-by-Step East Valley Timeline
The short answer: The search varies. Escrow is predictable. Once your offer is accepted, the Arizona contract sets the milestones: loan application within 3 days, a 10-day inspection period, a Loan Status Update within 10 days, the appraisal, final loan approval at least 3 days before closing, and keys when the deed records.
What you'll learn:
- Why the search and the escrow run on two different clocks
- What today's East Valley market means for your search
- Every step from pre-approval to keys
- What happens if the appraisal comes in low
The search is the part nobody can put on a calendar. The escrow is the part I can map out almost to the day. Here's the full process, step by step, the way I walk my buyers through it.
How long does it take to buy a house in Arizona?
Two very different clocks.
The search. It depends on your budget, how specific your must-haves are, and how much competition there is in your price range. Some buyers find the right home in Morrison Ranch the first weekend. Others take a few months to land the right lot in Queen Creek.
Right now, the market gives buyers room. The Cromford Market Index for Greater Phoenix was 80.3 in late August 2026, where 100 is balanced and anything under 90 generally favors buyers (Cromford Report, as reported by Ahwatukee Foothills News). Per Redfin, for the three months ending August 2026, Gilbert homes sold after a median of 55 days on market, Queen Creek after 81 and San Tan Valley after 70. More time on market usually means more room to negotiate.
Escrow. Your close date is whatever we negotiate in your offer. With a loan, it needs room for the inspection period, the appraisal and underwriting. A cash purchase can close faster.
What are the steps to buying a house in Arizona?
Step 1: Finances and our agreement. We sign a buyer-broker agreement, which Compass requires before we tour any home. You talk to a lender and get pre-approved. In Arizona, your offer goes in with an AAR Pre-Qualification Form from your lender, so sellers expect it.
Step 2: The search. We build your needs and wants list, set up your search, and tour. As a Compass agent, I can also see Compass Private Exclusives and Coming Soon homes, and when one fits your search and the seller allows it, I'll bring it to you. If you're relocating, we do video calls so you can narrow the list before you fly in.
Step 3: Under contract. We negotiate and get your offer accepted. Your earnest money goes to escrow, and your loan application is due within 3 days if it isn't done yet. Within one business day, you and everyone involved get an email with every important date.
Step 4: The inspection period. You have 10 calendar days to inspect and to review the seller's disclosure statement (due within 3 days), the 5-year insurance claims history (due within 5 days), HOA documents and the title commitment. Before day 10, we send the BINSR to accept, cancel, or ask for repairs. The seller has 5 days to respond, and you have 5 days after that to decide.
Step 5: Loan and appraisal. Your lender sends the Loan Status Update, orders the appraisal and works through underwriting. You lock your rate if you haven't, send anything your lender asks for quickly, and set up homeowners insurance.
Step 6: Closing. Final loan approval comes at least 3 days before closing, and you receive your Closing Disclosure at least 3 business days before you sign your loan documents. We do the final walkthrough a day or two before closing. You wire your funds (after confirming instructions by phone), sign with your escrow officer, and the deed records with the county, usually within a day or two of signing. That's when you get your keys.
Is Arizona an escrow state?
Yes. In Arizona, an escrow company, usually part of a title company, handles the closing, not an attorney. Your escrow officer holds your earnest money, clears title, prepares and reviews the closing documents, and sends the money where it needs to go. Buyers and sellers usually sign separately, at the title office or with a mobile notary.
The title company also searches public records for liens, judgments, unpaid taxes and easements, then issues title insurance. Under the Arizona contract, the seller pays for your owner's policy. If you're financing, you pay for the lender's policy.
What is a Loan Status Update?
The Loan Status Update, or LSU, is an Arizona REALTORS form your lender sends the seller within 10 days of acceptance, showing where your loan stands. It keeps everyone on the same page. If it's late, the seller can send a cure notice. That's why I connect with your lender the day we go under contract.
Meanwhile, keep your finances steady. No new credit cards, no car loans, no job changes and no large unexplained deposits until after closing.
What happens if the appraisal comes in low in Arizona?
If you're financing, your lender bases the loan on the lower of the price or the appraised value, so a low appraisal leaves a gap that has to be covered somehow.
Under the standard Arizona contract, you have 5 days after notice of the appraised value to cancel and get your earnest money back. Usually it doesn't come to that. Our options:
Ask the seller to lower the price.
Meet in the middle.
Bring extra cash to cover the gap, if you still want the home.
Ask your lender for a reconsideration of value with better comparable sales.
If your offer included an appraisal waiver or shortfall clause, these rules change, and we'll talk it through before you sign. Having a plan before the appraisal comes back makes it much easier to handle.
Closing day
Bring a valid government-issued photo ID, and be ready for a lot of paperwork. Once the last page is signed, your loan funds and the deed records. Then it's time to celebrate your new home. If you're still deciding where in the Valley to land, start with how to evaluate an East Valley neighborhood.
