Moving to Gilbert From California: What Your Budget Actually Buys You

by Dana Massey

You know your California payoff number. What you don't know yet is what that number actually turns into once you cross the state line into Gilbert, and it's not what the listing photos on Zillow make you think.

TL;DR: Gilbert's median home value is $575,100, per the U.S. Census Bureau's 2020 to 2024 American Community Survey. The median sale price was $595,500 and homes took about 55 days to sell, per Redfin, August 2026. That's less than the same square footage costs in many California metros, and Arizona's property tax structure works differently too. Your California proceeds will likely stretch further here, but where they stretch depends entirely on which Gilbert neighborhood you pick. For the full five-city picture, see my East Valley market data guide.

What You'll Learn:

  • The actual price gap between a typical California home and a comparable Gilbert home
  • How Arizona property taxes are calculated
  • What different price points buy in specific Gilbert neighborhoods
  • The lifestyle trade-offs nobody puts in the brochure
  • Answers to the five questions relocation buyers ask most

The Real Price Gap, in Actual Numbers

Gilbert's median home value is $575,100 and its median household income is $122,551 in 2024 dollars, per the U.S. Census Bureau's QuickFacts, which draws on the 2020 to 2024 American Community Survey. If you're coming from a California market where a comparable single-story, three-bedroom home runs well into seven figures, check current data for your specific city. Directionally, many California buyers see a lower price per square foot once they start shopping the East Valley.

Why Your Tax Bill Looks Different Here

Arizona doesn't tax your home's full market value. In general terms, per the Arizona Department of Revenue, your bill comes from an assessed value multiplied by the combined tax rate of the jurisdictions serving your property. Arizona also uses a Limited Property Value, which by law can rise no more than 5% a year and can never exceed full cash value, per the Arizona Department of Revenue. Arizona also runs a flat state income tax, a very different system from California's tiered brackets. I'm not a tax advisor, so run both past a CPA who knows both states, and look up any parcel you're serious about with the Maricopa County Assessor.

What Your Budget Actually Buys, Neighborhood by Neighborhood

If walkability matters, look at the Heritage District downtown: the Saturday farmers market, Water Tower Plaza, and the restaurants along Gilbert Road.

If you want the master-planned, tree-lined, HOA-run version of Gilbert, Morrison Ranch and Agritopia come up constantly with relocation clients. Both grew out of working farmland. Morrison Ranch is known for its white rail fences and tree-lined greenbelts. Agritopia has a community garden and Joe's Farm Grill.

If your budget needs to stretch further, look toward San Tan Valley or newer pockets near Queen Creek, where new construction often runs less per square foot. Check current builder pricing before you count on it.

If open space matters more than a manicured HOA, look at the neighborhoods around the Riparian Preserve at Water Ranch, a Town of Gilbert preserve with more than a hundred acres of ponds and trails.

The Trade-offs Nobody Puts in the Listing

The heat is real, months of triple digits. Plan a summer visit before you commit. HOAs are more common here than a lot of buyers expect, especially in master-planned communities like Morrison Ranch, so read the CC&Rs. On the upside, Arizona has a flat income tax. On schools, three districts serve Gilbert (Gilbert Public Schools, Higley Unified and Chandler Unified), and the Arizona Department of Education publishes school report cards you can read for yourself.

FAQ

How much does it cost to move from California to Gilbert, Arizona?

It depends on your current home's value, but many California sellers see a lower price per square foot in Gilbert. Get moving quotes once you have a target close date.

Is Gilbert, Arizona cheaper than California?

On housing, generally yes. Arizona's flat income tax and its different property tax calculation change the math too. Check current data and confirm your own numbers with a CPA familiar with both states.

What neighborhoods in Gilbert are best for people relocating from California?

It depends on what you want around you. Morrison Ranch and Agritopia are master-planned communities with HOAs. The Heritage District is the walkable downtown. San Tan Valley and Queen Creek are where new construction often runs less per square foot.

How do Arizona property taxes compare to California's?

Arizona multiplies an assessed value by a combined local tax rate and limits how fast that value can rise through Limited Property Value. Whether your bill ends up lower depends on the home and its taxing districts, so confirm with a CPA and look up the parcel with the county assessor.

What is the best time of year to move to Gilbert from California?

Fall through spring is most livable and also peak house-hunting season. Plan at least one visit during peak summer heat before you buy.
